The RICS Condition Report
Choose the report if you are buying or selling a conventional house, flat or bungalow built from common building materials and in reasonable condition. It focuses purely on the condition of the property.
The report does not include a valuation or advise on repairs or ongoing maintenance and is generally better suited to modern properties less than twenty years old.
The RICS Homebuyer Report
Choose this report if you would like more extensive information whilst buying or selling a conventional house, flat or bungalow built from common building materials and in reasonable condition. It costs more than the Condition Report but includes : all of the features in the Condition Report plus a more extensive inspection; the surveyor's professional opinion on the 'Market Value' of the property; an insurance reinstatement figure for the property.
The Building Survey
Formerly called a structural survey, you should choose the building survey if you're dealing with a large, run down or older property, a building that is unusual or altered, or if you're planning major works. It comes more than the other RICS reports because it gives detailed information about the structure and fabric of the property.
Gas, Electric & Energy Performance Certificates
It is a legal requirement to obtain an Energy Performance Certificate (EPC) when looking to actively market your property.
We can provide these for all our clients as a separate purchase or as part of your bespoke marketing package, which will be covered in the sale fee saving any upfront cost. Many clients now prefer the inclusion in the eventual sale fee however all options are available to suit our client’s requirements.
If you are buying as an investment with a view to rent your property we can supply Gas & Electrical Safety Certificates.
We are also seeing an increase in purchasers requesting these as part of the sale contract so we are happy to provide this as an additional service in order to support the sales process and achieve a quicker completion for you.
